The Facts About Wilson Yard

2.  The Wilson Yard development on Broadway between Montrose and Sunnyside is one project within a larger Tax Increment Financing district - the Wilson Yard TIF District.  One of the goals of the Wilson Yard TIF District as a whole is to retain the area’s economic and social diversity -  the diversity of a mixed-income community.

Since the TIF District was established, new market-rate housing has been built and some rental housing has been converted into condominiums.  The inclusion of affordable housing in the Wilson Yard development contributes to maintaining the area's economic diversity.

Two residential buildings are part of the Wilson Yard development.  Both are rental and will be affordable to households earning up to 60% of the Area Median Income.  Both buildings will be owned and managed by Holsten Management Company.  One is for seniors with 99 one-bedroom apartments.  The other buildings is 84 units and has 1, 2 and 3 bedroom apartments.

3.  The Wilson Yard development includes 25,000 square feet of additional retail space fronting on Broadway.

4. The overall cost of the Wilson Yard development includes the retail and residential components as well as environmental remediation, acquisition of all the land, parking under the el, parking for the residential and retail components, construction of a new street, construction of a new alley, landscaping and many elements that will allow this development to be LEED certified.
